The hearing was called to order at 8:10 p.m.

#1567                          Avalon Sharon          361-363 Norwood St/80 Edge Hill Rd.

Applicant seeks a Comprehensive Permit under MGL Chapter 40B, section 20-23 for development of 156 residential units in multiple buildings.  Property is located at 361 Norwood Street, 363 Norwood Street and 80 Edge Hill Rd.  Town of Sharon Assessor’s Map 130, Lots 31-1 and 31, Map 131, lot 32.

 

Representing the Applicant: Scott Dale, Elizabeth Cohen, David Kelly, Kelly Engineering and Attorney Adam Hundly.

 

Christopher Peck, Earth Tech gave a brief review of letter dated 1/5/07.  The letter concludes that “While the plans are preliminary, the general site design appears adequate.  As noted, waivers from the local by-laws are required for the site as proposed.”

 

David Kelly, Kelly Engineering stated that the water main tie in will be on Edge Hill Rd. and there is an easement for both properties.

 

Dave Lederer, 166 Edge Hill Rd. had the following concerns: other complexes of this type that have resulted in an inordinate number of police and fire calls to the local public safety officials, Edge Hill Rd. should only be used for emergency access only, the Applicant should make the donation for sidewalk construction on Edge Hill Rd. and the sewage holding tank and the garbage collection station should be in an area away from the homes on Edge Hill Rd. and located on the site near interstate highway.

 

Alice Cheyer, Sharon resident wondered if the Historical Commission had reviewed the historical house on the property.  Applicant has requested a waiver to remove the home.

 

The Board reviewed the list of waivers requested by the Applicant and photo documentation of the historical home.

 

The Board discussed the wet lands and the height of the retaining walls.

 

The Applicant stated that there will be a leasing banner and will be two signs at the entrance to the project.

 

Beth Green, Huckleberry Ln., is concerned that if abutters get water on there property that they never had prior to this project.  Who will be responsible.  Applicant responded that the builder will be responsible.
